Exemption of between 15 and 85%
Good news for vacant homeowners! The “Old Lug” system, which will come into effect at the end of January, will allow homeowners to benefit from a tax exemption on rents collected. This is a measure to tackle the housing shortage in strained geographical areas and to encourage homeowners to set moderate rents. By definition, a tense area is a place where there is a significant imbalance between housing supply and demand. Thus, thanks to the implementation of this system owners who rent their home will be able to benefit from a tax exemption ranging from 15 to 85% on the amount of rents declared. The nature of this tax benefit will be determined according to the municipality in which the property is located, the value of the rent and the management conditions. The ceilings for these rents will be published by decree shortly.
The conditions to respect
To benefit from this tax credit, the owner will have to rent his home after signing an agreement with the National Housing Agency (Anah). This convention makes it possible to establish the social category, and to see if the housing belongs to the social category, very social or intermediate. To obtain the maximum reduction of 85%, it will be necessary for the dwelling to belong to the category of solidary rentals and therefore to be approved by a social organization.
While renting a home increases incomes, there is still a need for balanced finances to improve budget management. For that, a loan consolidation can be an effective solution. All outstanding credits are combined in a new loan. More expensive, it is negotiated at a low rate and its repayment term will be extended. However, he can benefit from a reduced monthly payment.
